On considering the scarcity and great value of land within the built up areas of our cities, the main objective of the research will be to provide a solid and coherent analytical framework to grasp the nature of urban vacant land and the implications of the development planning system. In so doing, the research poses two questions: 1) Which are the common physical factors of urban vacant sites and 2) How is the urban planning system dealing with the vacancy of urban land. The work of Lefebvre will provide the necessary dialectical analysis that the analytical framework requires to solve both questions. Two case studies (Madrid and London) with an overall sample of 60 sites will be qualitatively and quantitatively analyzed. The methodology will also include semi structured interviews with the actors involved in the planning process. Though this is a work in progress, the findings reached so far are proving the coherence of the analytical framework
